My residential building project has just entered the planning and design phase, and I need clear, end-to-end project management to turn the architectural concept into a fully costed, permit-ready plan. Because this is a construction job, scope control, schedule accuracy, and budget visibility are critical from day one.

Here’s what I expect you to take charge of:

• Develop a detailed project plan and Gantt chart (MS Project or equivalent) that maps every task through to groundbreaking.
• Coordinate with architects, structural engineers, surveyors, and local authorities, ensuring drawings, calculations, and permit submissions stay on track.
• Produce and maintain a cost estimate with contingencies, linked to the work breakdown structure.
• Set up a risk register and mitigation plan focused on residential-specific issues such as zoning changes, material lead times, and subcontractor availability.
• Establish a communication cadence—status reports, stakeholder meetings, and decision logs—so nothing stalls.

Acceptance criteria
• Approved baseline schedule, cost plan, and risk register delivered in native format plus PDF.
• Evidence of at least two coordination meetings (minutes or recordings) with design consultants.
• A milestone-based reporting template I can reuse once construction moves to foundation and structure.
