NSW Duplex Cost Takeoff

I’m planning a residential duplex build in New South Wales and need a seasoned estimator to prepare an advanced quantity take-off and full construction cost estimate. Every component counts—core materials, minor fittings, fixtures, and sundries all need to be captured.

The final deliverable is a spreadsheet (Excel or Google Sheets) that you structure in your own template. Please make sure it:
• Lists measured quantities line-by-line, broken out by trade (site works, structure, services, finishes, landscaping, preliminaries, etc.).
• Shows unit rates, labour and material splits, and automatically totals each section.
• Highlights any assumptions, inclusions, and exclusions directly inside the sheet.

Base pricing on up-to-date NSW market rates and reference relevant Australian standards where helpful. I’ll provide the project drawings and any supplementary documents you require; you confirm quantities, apply realistic rates, and deliver a clear, auditable spreadsheet.
