This project begins with the full architectural vision for a new residential multifamily property that will be positioned strictly as an investment asset. The immediate priority is the complete design and architecture phase; once we have a solid concept in hand, we will roll that work forward into financing models, permitting packets, and—if the numbers make sense—potential joint-venture partnerships.

Scope of the initial phase
• Translate the site constraints and market goals into a coherent multifamily concept. Post-and-beam construction is strongly preferred where it adds value, though I’m open to modern structural solutions if they prove more efficient.
• Develop schematic layouts, massing studies, and exterior treatments that can flex between contemporary, industrial, or minimalist aesthetics—the final look will be driven by location, zoning, and investor appetite.
• Integrate appropriate disruptive technologies (energy systems, smart-building platforms, modular components, etc.) right from the concept stage so they flow naturally into later pro-formas and permit sets.

Parallel considerations
As the drawings evolve, I will be building the deal stack: debt/equity structures, pro-formas, and a clear path through local permitting. Expect to collaborate on how material choices and construction methods affect those financial layers; the goal is a design package that reads beautifully to both a city planner and a lender.

Key deliverables for this first milestone
1. Site-responsive concept package (plans, elevations, and 3D massing)
2. Summary of structural approach—post & beam vs. alternate—and its cost/benefit rationale
3. Tech integration outline identifying any high-impact innovations and their ROI implications

When the concept is approved, the work can expand into detailed construction documents, permit coordination, and capital-raise materials, ideally with the same team.
