I am currently in the process of renovating my home and have encountered a situation that requires a stamped structural solution and accompanying drawing, as mandated by the building inspector. The issue involves a section of the house where structural integrity needs to be reassessed due to the removal of a load-bearing wall.

I had initially contracted a local company over two months ago to provide a solution, but unfortunately, I have not received any results. Communication attempts have either been ignored or yielded no progress. As a result, I am now seeking a reliable and timely alternative.

The core issue concerns the ceiling joists, which previously consisted of 2x8s. Some have already been sistered due to improper bearing. Additionally, I upgraded certain areas to 2x12 joists where plumbing penetrates the joists, ensuring compliance with code regarding bore hole placement.

There is also a stair landing that now lacks proper load distribution. The original company rejected a potential solution using a metal plate, and the inspector was also not comfortable with it, despite it being technically code-compliant.

Therefore, I am looking for a new solution—ideally one that does not involve adding a vertical post or further lowering the ceiling. I am happy to provide detailed photos of the affected area and the changes I have already implemented.

I would greatly appreciate your feedback and am hoping for a prompt resolution. A stamped drawing is essential to proceed with inspection and approval.
