I have completed the concept drawings for a ground-plus-two-storey residence and now need a precise cost estimate so I can finalise financing and scheduling. The focus is limited to two areas: all structural costs and all interior finishes. I have decided on a wood structure, so every quantity, labour rate and material allowance must be calculated with timber framing, joists, shear walls and associated fixings in mind rather than concrete or steel.
