launch “Skylark Residences”, a premium mixed-use project located in
Whitefield, Bengaluru. The development spans 17 acres, comprising five
residential towers (G+35), with a total built-up area of 1.8 million sq. Ft. The
project includes two basements, podium-level green spaces, and a 60,000 sq.
Ft clubhouse with modern leisure amenities.
The estimated construction cost is ₹1,950 Cr, and Construction is scheduled to
commence in March 2026, targeting a handover in June 2030.
Despite the project’s strategic importance, execution in Bengaluru’s
monsoon-prone and humid environment brings multiple operational
challenges. Persistent rains slow down site activities and impact concrete
curing, waterproofing, and finishing quality. Simultaneously, material price
escalation (10–12%) threatens cost discipline. The management expects a
robust, data-backed approach to manage time, cost, quality, and on-site
efficiency.
To ensure success, the leadership seeks a strategy that integrates smart
budgeting, realistic scheduling, rigorous quality control, and seamless site
logistics. Aluminium formwork will be used for residential towers and
conventional RCC for Club house and Basement works—requiring efficient
coordination of resources, sequencing, and space utilization.
As part of the core operations team, you are required to present your
recommendations on the following aspects:
1. How would you structure the project budget to absorb potential cost
escalations while maintaining financial discipline? What methods of
cost optimization or value engineering would you propose?
2. What steps would you take to establish and monitor a quality
management plan & project schedule suitable for Bengaluru’s climatic
conditions, including testing, inspection, and preventive measures?
3. How would you plan and manage construction logistics and site
execution to ensure smooth material flow, labour productivity, and
coordination across multiple work fronts? Discuss how digital tools can
enhance monitoring and control.
