Comprehensive BOQ for Factory Build
Budget: $30 – $250 USD
Our project consultant will shortly hand over the full drawing set and technical specifications for a new 10 000 m² factory-and-office complex, complete with parking lots and landscaped external areas. I need a seasoned quantity surveyor who can turn those documents into a detailed Preliminaries and Bill of Quantities (POQ) that my procurement team can price and tender without further clarification.
Scope to be measured
• Sub-structure: piling, foundations, ground beams and concrete slabs for both factory and office zones.
• Super-structure & envelope: structural framing, roof finishes, wall and floor finishes, façade treatments, and all interior finishes for walls, floors and ceilings.
• External works: asphalt parking bays, kerbs, pedestrian paths, fencing, gates, landscaped zones and electric vehicle chargers.
• MEP packages: complete mechanical, electrical and plumbing systems including equipment, containment and fit-out items.
Deliverables
1. Fully broken-down BOQ in editable Excel and bookmarked PDF.
2. Separate summary sheet showing trade totals and a grand summary.
3. Annotated take-off sheets (or marked-up drawings) that let my cost reviewers trace every quantity back to source.
4. Measurement notes referencing the standard you adopt (POMI, CESMM, or SMM7).
Acceptance criteria
• Quantities reconcile with the drawings and consultant specs.
• No provisional sums unless specifically instructed—everything must be itemised.
• Logical trade structuring so each discipline can be tendered independently.
