Commercial Cost Estimate Template

I’m looking for a well-structured, easy-to-update template that lets me generate professional cost estimates for commercial builds. The file should capture three critical elements in separate, clearly labelled sections:

• Material costs
• Labor costs
• Project timeline

I’ll be working with multiple subcontractors and suppliers, so the layout has to make it simple to adjust unit rates, quantities, and dates without breaking any formulas. Conditional formatting for overruns, built-in subtotaling, and an automatic summary page that rolls everything up by trade would be ideal.

A clean design in Excel or Google Sheets is fine, but I’m open to other widely used tools if you can show they’ll streamline updates for a commercial workflow. Please share relevant experience creating construction estimating tools—screenshots or brief explanations of past templates are enough; no lengthy proposal required.

When finished, I want to be able to drop in numbers, set start and finish dates, and instantly see a polished, print-ready estimate I can hand to a client.
