I’m midway through a commercial new-build and need a precise, up-to-date cost estimate for the work that still lies ahead. All major trades are active on site, so what I’m looking for is a take-off and cost breakdown that reflects current quantities, labour rates and material prices rather than early-stage projections.

Here’s what will let me sign off your work quickly:
• An itemised bill of quantities showing materials, labour and plant for each remaining activity.
• Unit rates sourced from recognised databases or recent supplier quotes, clearly referenced.
• A cash-flow curve or phased spend schedule that I can feed straight into our project controls sheet.
• A short commentary on any variances from the original budget and opportunities for savings while we are still in construction.

Please deliver the estimate in Excel (with embedded formulas) plus a concise PDF summary for management circulation. If you normally work with tools such as CostX, Bluebeam or PlanSwift, just note that in your bid so I know how your quantities are derived.
