Luxe Wellness Boutique Café Floorplan

Job ID: 40545787

Budget: $250 – $750 CAD

I am looking for an experienced commercial interior designer or space planner to help develop the interior layout for a new luxury wellness and lifestyle destination located in Collingwood, Ontario, Canada.

The space is approximately 2,894 square feet (approximately 70' wide x 48' deep) and is currently a brand new vanilla shell, allowing complete freedom in the layout.

This project is for conceptual space planning only. I am not looking for permit drawings or construction documents at this stage.

The goal is to create an efficient, elegant layout that maximizes customer experience, operational efficiency and future profitability while remaining realistic to construct.

Business Concept

Golden House is a luxury lifestyle destination combining:

Boutique Women's Fashion
Wellness Memberships
Luxury Tanning
Red Light Therapy
Blow Dry Bar
One Facial / Treatment Room
Boutique Café (Golden Hour)
Lifestyle & Beauty Retail

The atmosphere should feel more like a boutique hotel or luxury members club than a salon or retail store.

Think:

RH Gallery
Aesop
Four Seasons Lobby
Aman Resorts
Anthropologie
Drybar

The overall design style is understated luxury with natural materials and warm hospitality.

Scope of Work

Develop an efficient concept floor plan showing:

Customer entrance
Reception / Concierge / Retail Checkout (combined into one central location)
Boutique retail displays
Café and seating area
Blow Dry Studio
Wellness corridor
Four tanning rooms
One Red Light Therapy room
One Facial / Treatment room
One ADA accessible washroom
One staff washroom
Laundry / Storage
Staff / Back of House
Circulation and customer flow
Important Design Requirements

These requirements are extremely important:

• Café must be located along the FRONT LEFT WALL adjacent to the front glazing.

• Café should face into the space, not toward the windows.

• Blow Dry Studio should NOT be beside the café due to noise and hygiene considerations.

• Reception should remain centrally located and also function as the retail checkout to reduce staffing requirements.

• Retail should primarily occupy the right side of the store.

• Wellness rooms should be grouped together toward the rear.

• Tanning rooms should be long and narrow (beds rotated 90 degrees) to maximize the number of treatment rooms.

• Keep plumbing grouped together wherever possible to significantly reduce construction costs.

• Minimize expensive construction wherever possible.

The objective is to create a premium experience while keeping construction practical and cost effective.
