House Renovation - Concept Design

Creation of a house renovation concept design package for release to a registered architect who will create detailed permit and construction drawings. Detail below.
Brief
Existing home, designed, built circa 1996 that we plan to keep the existing two-story structure and gut and redesign the interior floor plan with some footprint increase. We seek architectural expertise to produce multiple concept designs and through consultation with the owners to select a concept and create a concept design documentation package that will be provided to a registered architect for creation of full plans for permits and construction.
Note, it is likely we will leverage existing house elements such as the garage will remain in place, the stairs will not move (however be modernised), the pool will not be moved, primarily to simplify construction and contain cost.

Stage 1, Consultation
Review of project intent, desired outcomes, design preferences and considerations and constraints such as budget.
Stage 2, Concept Options Creation
Creation of 3-4 concept plans for each of ground floor, first floor, front façade and rear design view. These are to include floor plans, including kitchen, bathroom and laundry layouts, elevations, 3D Renders, estimated costings and the design rationale that lends to our design principles, cost drivers/implications, liveability and compliance to regulations.
Stage 3, Refinement
Refinement of design options to a single concept design
Stage 4, Concept plan completion and handover
Final Concept Plan
Site layout, elevations, floor plans, major room designs (kitchen, bathrooms, laundry, main lounge), cost range estimate, compliance summary, materials summary, detailed written design rationale/story.
Design Principles
Modern, open plan, but not following every latest trend. We like rendered, solid structures with large, tinted glazing. See some of the design principle images.
Design Inclusions
Solar, battery, pool equipment, ducted reverse cycle airconditioning, smart home readiness
IP Ownership
Upon completion of the work, all documentation, plans, renders, 3D walk throughs, and raw design files are to be shared with the owner who will take ownership of them to use as they wish in the private domain.
