Role Overview
We are seeking an experienced Schedule of Rates Estimator to join our commercial team on a freelance basis. This role is critical to the accurate preparation, management, and ongoing control of repair estimates for insurance and maintenance works.
The successful candidate will work from survey information provided by our teams, including photos, videos, measured floor plans, and written reports, to produce clear, auditable Schedule of Rates based estimates using Microsoft Excel. These estimates form the commercial backbone of our instructions and are relied upon by insurers, loss adjusters, surveyors, and internal project managers.
This is a high responsibility role requiring strong technical judgement, consistency, and the ability to apply variations accurately as projects evolve.
Key Responsibilities
Prepare detailed Schedule of Rates estimates in Microsoft Excel based on
• Site photos and videos
• Measured floor plans
• Surveyor reports and technical notes
Interpret survey information accurately and translate it into clear, structured scopes and costed schedules that align with insurance and maintenance standards.
Apply appropriate Schedule of Rates line items, quantities, access allowances, preliminaries, and sequencing logic relevant to each job.
Ensure all estimates are commercially robust, technically defensible, and capable of withstanding insurer, loss adjuster, or auditor scrutiny.
Prepare client facing reports and estimates in line with company templates and standards.
Manage and apply variations throughout the lifecycle of each job, ensuring changes are correctly valued, documented, and reflected in updated schedules.
Work closely with surveyors, project managers, and the commercial team to resolve queries, clarify scope, and maintain cost control.
Maintain consistency across estimates and variations to protect margin while remaining fair, transparent, and compliant.
Follow internal processes, pricing rules, and quality standards at all times.
Working Pattern
This role is structured around full operational coverage and requires
• 12 hour working days
• 5 days per week
You must be comfortable working at pace, managing multiple live jobs simultaneously, and meeting tight turnaround times without compromising accuracy.
Skills and Experience Required
Essential
• Proven experience preparing Schedule of Rates estimates for building, maintenance, or insurance reinstatement works
• Strong understanding of construction methods, sequencing, and access requirements
• Excellent working knowledge of Microsoft Excel for estimating and reporting
• Ability to interpret photos, videos, drawings, and written reports independently
• Experience applying and managing variations on live projects
• High level of accuracy and attention to detail
• Commercial awareness and understanding of cost drivers
Desirable
• Experience working with insurer or loss adjuster instructed works
• Familiarity with insurance reinstatement workflows
• Experience preparing estimates that are audited or validated by third parties
Competency Assessment and Training
