I require a defensible, USPAP- or RICS-compliant valuation for a single commercial asset that is larger than 15,000 sq ft. The report must stand up to lender, investor, and tax scrutiny, so please apply a full set of recognised methodologies—sales comparison, income capitalisation, and cost approach—while clearly stating every assumption and data source you use.

Key deliverables:
• PDF valuation report with executive summary, detailed analysis, and conclusion of value
• Excel file containing all underlying calculations and comparable sales data
• Brief memo outlining any extraordinary assumptions or limiting conditions
