Hi,

I have recently had a level 3 RICS building survey undertaken on a property I am in the process of purchasing. The property is a three floor end terence house located at 118 Keighley Road, Skipton, BD23 2RA.

The survey flagged a few issues that needed further assessment and It was suggested a structural engineer inspects the issues. Please see a summery of the notes from the survey report below.

There is a crack in the rear walls and in the chimney stack above. There is also cracking between the partition and gable wall in the roof bedroom. The gaps between the floor and gable wall here also suggest movement. There has been past movement and repair on the front wall in 2009, this appears to have reopened.

We are also looking into having structural work done to the property such as:

1. Removing part of the wall between the living room and kitchen as drawn in red on the attached image. The surveyor mentioned that these were solid walls and provide support for the floor joists above.

2. The shaded red area on the attached image is an ached alcove that we are wanting to remove in the living room so that the left hand side of the fireplace is the same as the right hand side as per the image attached. The report noted that this likely provides support for the chimney breast and likely houses the flue for the former fire place in the kitchen.
