The site is currently an empty parcel that faces Mission Street at the front and Miriam Street at the rear. The lot dimensions are approximately 129 feet by 80 feet, and it has a slope of about 10 feet, with Mission Street at the higher elevation and Miriam Street lower. as shown in the survey Plan.
The design approach is as follows:
Miriam Street Level will serve as the entrance to the parking garage and the garbage collection room. The entire lot will be utilized as a single-level parking area, all at the Miriam Street elevation.
Starting from Mission Street, which is higher, we will begin the 2nd floor at or slightly above street level. This floor will include retail space, an additional parking area, and the main entrance to the residential condos.
The residential portion will rise from the 3rd floor up to the 9th story above.
Deliverable:
I will need a complete civil engineering plan, fully stamped and ready to be submitted to the city for permit review.
