Subdivision & Private Rail Crossing Design

I’m ready to move a raw parcel through full subdivision approval and need a licensed civil engineer who can take the project from blank page to permit-ready plans. The scope centers on complete site planning and design for a new residential subdivision that will be accessed by a dedicated, privately maintained railroad crossing.
Here’s what I need you to produce:
• A coordinated plan set that lays out lot lines, internal roads, and turning radii, tied to a practical grading scheme.
• Stormwater management design sized to local code—culverts, ponds, or underground systems as appropriate—with modelling and calculations included.
• Conceptual and then detailed drawings of the private rail crossing, showing geometry, sight distances, signalling (if required), and any protective measures that satisfy railroad owner and authority requirements.
I do not have existing drawings, so you’ll start with the survey base and develop everything in AutoCAD Civil 3D (or equivalent). I’ll handle outside specialty studies (traffic, environmental) separately, but your plans should integrate their findings once available. Deliverables should be stamped PDF plan sheets plus the editable CAD files.
Because the crossing adds an extra layer of review, your experience preparing submittals to both local planning departments and railroad companies will be a strong advantage.
