Sidewalk Spalling Testing & Advice
Budget: $250 – $750 USD
My newly built home was handed over in January 2024 and the concrete sidewalk out front is already spalling badly. Several neighbours are seeing the same issue. Although the builder’s warranty team told the development manager that they would “test the concrete,” nothing has happened, so I want an independent, professional assessment.
Here is what I need:
• Come on-site (or guide a local technician) to sample and test the existing concrete. I have not locked into any one method, so please recommend the most relevant procedure—compressive strength, core sampling, or another lab test you feel is appropriate.
• Identify the root cause of the premature spalling. I flagged in the intake form that I do need help figuring this out.
• Present clear options for remedy. At the moment I’m “not sure” whether repair or full replacement makes better sense, so I need you to outline both scenarios with pros, cons, and likely longevity.
• Provide a realistic cost estimate for each option. I am trying to understand how expensive this could become if I have to handle it myself rather than rely on the warranty team.
