I have a parcel earmarked for single-family homes and need a complete residential lot plan that can move smoothly from concept to permit approval. The scope centres on three core items: proving full zoning compliance, laying out all utility corridors, and shaping an attractive yet practical landscape scheme that meets local requirements.

You would translate the raw survey into a coherent site plan, highlight setbacks, easements, and density limits, size and position water, sewer, power, and drainage lines, then integrate planting beds, walkways, and green buffers so the whole neighbourhood feels cohesive. I’ll rely on your familiarity with zoning codes, AutoCAD/Civil 3D (or comparable), and best practices in low-density subdivision design.

Deliverables I need to sign off:
• Zoning summary memo with tables and code references
• Conceptual and refined site plans for the single-family layout (CAD + PDF)
• Utility routing and preliminary sizing schematic
• Landscape planting and hardscape plan ready for HOA and city review
