Residential Grading Plan & Parcel Map Creation
Budget: $5,000 – $10,000 USD
As a residential developer, I am in need of a comprehensive grading plan for a 9-lot residential project. Each lot area is between 5,000 and 10,000 square feet.
The primary objectives should include:
- Ensuring proper drainage
- Creating level ground for construction
- Preventing erosion
The successful freelancer will be able to create a detailed grading plan, align with municipal requirements, and navigate the approval process efficiently. A special focus should be kept on practicality and cost-effectiveness. We would like a fixed bid price, no hourly rates.
Any previous practical experience within the residential construction industry would be highly advantageous, along with excellent communication and project management skills. Proven ability to work to compliance guidelines and a strong understanding of topography and land grading fundamentals are a necessity for successful completion of this project.
Lastly, a cost analysis for utility connections across the 9 lots is essential in pushing the project ahead. Solid understanding in civil engineering principles would be beneficial in this role. '
We would like to phase our build and will need the grading plan for two additional buildings, but both need a grading plan (they are lot 1 and 3, and we are currently building lot 2). The lot before subdivision is 2.58 acres and we have coverage of a little over 50,000 square feet. Each lot will be approximately 10,000 square feet when parcel map is completed. We need grading plan for 9 more lots, but to keep building we will need lot 1 and 3 first. We would also like for you to complete the parcel map.
The end goal is to streamline the development process and reduce potential obstacles and delays. Your expertise in crafting a comprehensive grading plan, parcel mapping and connection cost calculation will be critical in achieving these objectives.
