Task 1
Your director has asked you to take off quantities for selected items of construction works for House A.
Using a Standard Method of Measurement (SMM) and following the traditional method of
measurement, take-off quantities for the following substructure items as shown in the drawings:
• D0752 GF Plan
• D0753 FF Plan
• D0759 Cross Section
• D0760 Section GF details
• D0761 Section FF details
• D0763 Section roof details.
List of items to be measured:
• Topsoil excavation
• Topsoil retention
• Reduced level excavation
• Disposal of excavated material
• External trench excavation
• Disposal of excavated material
• Concrete in trench foundation
• Brickwork below DPC (up to DPC level)
• Blockwork below DPC (up to DPC level)
Your submission should include:
a. A taking off list
b. Marked up drawings
c. A query and answer sheet
d. Measurement in the traditional dimension paper
(approximately 800 words equivalent)
Specification
600mm wide x 1500mm deep C20 mass concrete foundation footing. Taken down to 2.2m below structural floor level.
Walls below ground 100mm semi engineering brick outer leaf. 100mm standard dense concrete block inner leaf bedded in 1:3 cement mortar.
A bill of quantities is not required.
Assume the construction of the walls below ground is the same all the way around the building
The project in Scenario 1 has now moved on to the post contract stage.
The Client decided to use BIM on the project for a number of reasons:
- The design team is made up of architects, designers, structural and civil engineers at
different geographical locations.
- The client was keen to incorporate sustainable solutions into the project, as it will help attract prospective students and minimize the long-term running costs.
- It will help with the maintenance of the project in future.
During the Manufacturing and Construction stage of the project, the main contractor suggests an alternative more sustainable toilet system. The initial costs are higher than the toilet system that is currently within the design. However, there are significant long-term savings if the proposed solution is implemented.
Whilst preparing a monthly financial report for the client you notice an error in the report from the previous month, which did not include for the cost of a previously approved variation. A colleague in your team has advised you that you do not need to inform the client of this error. However, you do not think that this is ethical.
Task 2 (approximately 2,200 words)
You have a meeting with the director of your company to discuss the project. They are particularly keen to discuss the new RICS Code of Conduct 2021 and how the implementation of BIM has worked on the project. They have asked you to prepare a report prior to the meeting which addresses the following points:
• Critically discuss how the use of BIM on the project has helped the client achieve their
sustainability and project goals from preconstruction to date and how BIM can help with the
running of the building in future.
• Critically discuss how the PQS would manage the post contract change to the toilet system
and the tools, techniques and reporting that they would use.
• Critically discuss the 5 rules contained in the RICS Code of Conduct 2021 in relation to
informing the client of the error in the financial report.
Your report should include an introduction and a conclusion (approximately 300 words).
An executive summary and a recommendation section are not required.
Make reasonable assumptions to support the critical analysis and include all assumptions for task 2 in the appendices
