Design 800-Home Suburban Masterplan

Budget: $3,000 – $5,000 USD

I have 170 contiguous acres that need to be transformed into a well-balanced suburban community of roughly 800 single-family homes. What I need from you is a complete, build-ready masterplan: every street, lot line, easement, drainage swale, detention pond, park strip and utility corridor plotted clearly and compliantly.

The end result must feel like a true suburban spread—wide lots, curved neighborhood streets, purposeful cul-de-sacs, and green buffers that soften density without wasting land. Traffic-flow models and environmental concerns certainly matter, yet I’m prioritizing a custom street hierarchy that encourages a neighborhood feel rather than blanketing the grid with arterials. Within that framework, each parcel must meet minimum frontage and setback requirements for single-family construction in our jurisdiction. I will supply those code references once we start.

Please be comfortable developing:

• A preliminary and final plat in both PDF and editable AutoCAD Civil 3D (or compatible) format
• A grading and drainage plan sized for the existing topography, including detention calculations and proposed outfall points
• A utility layout showing water, sewer and electric corridors with realistic tie-ins to existing mains
• Lot yield and coverage tables that reconcile to the 800-home target

Hydrology software such as HEC-RAS or HydroCAD, GIS overlays for floodplain checks, and traffic-calming design experience will be helpful. If you can fold in sidewalk placement, pocket parks and trail linkages while keeping the lot count intact, all the better.
