I have control of an 800-acre greenfield site and I need a comprehensive master plan that balances residential, commercial, and community spaces. The vision is unmistakably mixed-use: quiet single-family neighborhoods and townhome clusters will anchor the housing component, while vibrant commercial nodes will feature office buildings alongside restaurants and cafés.
What I need from you is a cohesive concept that organizes these pieces into a walkable, well-connected community. The plan should highlight a logical land-use layout, circulation networks for vehicles, bikes, and pedestrians, and thoughtful placement of open space or civic amenities that give the area character.
Deliverables
• A high-level land-use diagram (PDF + native CAD/GIS file) showing parcel allocations for single-family homes, townhouses, office buildings, and food-service clusters
• Illustrative masterplan rendering or 3D massing view to convey scale and feel
• Brief written rationale summarizing planning principles, connectivity strategy, and phasing approach
