Job Title: Mechanical and Electrical (M&E) Surveyor

Reports To: Senior Surveyor / Commercial Manager / Project Manager

Role Overview

The Mechanical and Electrical (M&E) Surveyor is responsible for managing the commercial and contractual aspects of mechanical and electrical building services projects. The role involves cost planning, procurement, valuations, contract administration, financial reporting, and ensuring projects are delivered within budget while maintaining compliance with UK construction standards and regulations.



Key Responsibilities

Commercial Management

* Prepare and manage project budgets, cost plans, and forecasts.
* Monitor project costs and identify potential cost overruns.
* Prepare interim valuations, payment applications, and final accounts.
* Assess and value variations, change orders, and compensation events.
* Produce monthly cost reports and financial performance updates.

Procurement & Subcontract Management

* Prepare tender documentation and evaluate subcontractor quotations.
* Procure mechanical and electrical subcontractors and suppliers.
* Negotiate contract terms and pricing agreements.
* Manage subcontractor payments and account settlements.

Contract Administration

* Administer contracts under JCT, NEC, and other standard UK forms.
* Ensure compliance with contractual obligations and project specifications.
* Maintain accurate project records and commercial documentation.
* Assist in dispute resolution and claims management where necessary.

Measurement & Valuation

* Measure mechanical and electrical installations from drawings and site surveys.
* Prepare Bills of Quantities (BoQs) and cost estimates.
* Verify completed works for payment certification.
* Assess project progress against contractual milestones.

Site and Project Support

* Conduct site visits to monitor progress and verify completed works.
* Liaise with clients, consultants, contractors, and project teams.
* Support project managers in achieving programme and budget targets.
* Identify commercial risks and recommend mitigation measures.

Compliance & Quality Assurance

* Ensure adherence to UK building regulations and industry standards.
* Comply with health and safety requirements including CDM Regulations.
* Maintain awareness of current market rates and construction trends.



Qualifications & Experience

Essential

* Degree or HNC/HND in Quantity Surveying, Building Services Engineering, Construction Management, or related discipline.
* Experience in mechanical and electrical surveying within the UK construction sector.
* Strong understanding of M&E systems, including HVAC, electrical distribution, fire protection, and public health services.
* Knowledge of JCT and NEC contracts.
* Proficiency in Microsoft Office and cost management software.

Desirable

* Membership of RICS, CIOB, CICES, or similar professional body.
* Experience in commercial, residential, healthcare, education, or infrastructure projects.
* Knowledge of BIM and digital construction processes.

Salary Range (UK Market)

* Assistant M&E Surveyor: £35,000

(Subject to location, sector, and experience.)
