Layout Status: CMDA approved layout
Plot Orientation: West side straight wall, east side irregular (bulging boundary)

Point A (SW corner): 0, 0
Point B (NW corner): 0, 14.37m
Point C (North): 10.09m, 14.37m
Point D (East bulge): ~14m, ~7m (calculated from arc lengths below)
Point E (South): 8.32m, 0
Internal boundary measurements:
- West wall (A-B): 14.37m (straight)
- North side (B-C): 10.09m (straight)
- C to D (arc): 11.28m (curved/angled)
- D to E (arc): 7.24m (curved/angled)

Indicate setbacks clearly

B. FLOOR PLAN (Ground Floor)
Buildable area after setback: ~132-164 m² (depending on setback chosen)
Show proposed utilities in setback area:
Stairs (steel, external) - SW zone
Lift shaft (integrated) - SW zone
Toilet (portable/prefab) - NW zone
Critical: East side (C-D-E boundary) to be shown as OPEN with columns only
Columns at C, D, E to support roof
No wall/enclosure on east side initially
This allows future flexibility
Show other utilities:
Borewell & sump (NE corner if space permits)
Electrical panel (SE area)
Septic tank (NW area)
Main entrance (South)
C. ELEVATIONS (All 4 Sides)
South elevation (front/main entrance)

4. DESIGN REQUIREMENTS
Construction Type:
Block A: RCC (Reinforced Concrete) construction
Columns: 300mm × 300mm minimum
Foundation: Eccentric footings (as per structural engineer)
Roof: RCC slab OR steel truss with sheet roofing (architect to suggest)
Height:
Single story initially (Ground floor only)
Future provision: Design to allow G+1 or G+2 later
Ensure foundation/columns can handle future floors
Functional Requirements:
100% clear interior space (no internal partitions for now)
Maximum usable commercial area
Separate access to upper floors via external stairs/lift (in setback)
Utilities externally accessible (not blocking interior)
Vastu Preferences (if feasible):
Borewell/water: NE zone
Electrical: SE zone
Toilet/septic: NW zone
Stairs/lift/heavy items: SW zone
Main entrance: South (already fixed by site)
Note: Vastu is secondary to practical/legal compliance. If conflicts arise, prioritize CMDA requirements.
5. SPECIAL CONSIDERATIONS
The "Block B" Strategy:
There is vacant land (Block B) adjacent to my plot's east side. While I don't legally own it, I may utilize it in the future. For CMDA submission:
Show ONLY Block A in all approval drawings
Leave east side OPEN (columns at C, D, E but no wall)
This is legitimate - showing unenclosed structure
Design roof structure to potentially cantilever eastward (but don't show this in CMDA drawings)
Why this matters for you as architect:
Design Block A columns (especially C, D, E) with adequate strength
Coordinate with structural engineer for potential future load
Don't mention "future extension" in CMDA documents
Just show a practical open-sided commercial structure
I will handle any future development independently - your scope is ONLY official approval for Block A.
