B+G+5 Building M&E BIM Design
Budget: $30 – $250 USD
I’m moving ahead with the full M&E package for a new Basement + Ground + 5-storey development and need a designer who can own the entire mechanical and electrical scope from concept through permit submission.
Mechanical scope
The building demands fully coordinated HVAC, fire protection, and plumbing/sanitary layouts. Duct and pipe routes must respect the tight basement headroom while still meeting local ventilation rates, sprinkler coverage, and water-supply codes. Energy-efficiency targets are strict, so equipment selection and load calculations will be scrutinised.
Electrical scope
Power distribution, lighting, and telecommunications all have to fit within the same congested ceiling zones. Feeders, panel boards, and emergency backup arrangements must align with the municipality’s latest regulations, and lighting levels should satisfy both work-plane and life-safety requirements.
Integration & modelling
Everything must live in a clash-free BIM model that ties directly to architectural and structural files. I typically work in Revit with Navisworks for coordination, so keeping models federated and cleanly organised by discipline is critical. Final outputs should also include CAD sheets suitable for stamping and permitting.
Key deliverables
• Coordinated 3D BIM model (native Revit) covering HVAC, fire protection, plumbing/sanitary, power, lighting, and telco
• Permit-ready 2D drawings in DWG/PDF, complete with schedules, legends, and schematic diagrams
• Load calculations, equipment sizing, and compliance reports that reference all relevant local codes
• One clash-detection report confirming clearances and serviceability
