Architectural drawings for a small one room residential extension with bathroom and kitchenette

Budget: $250 – $750 AUD

The extension sits on the rear and a side boundary of the property. The walls will be constructed of fireproof, on the two boundary sides and non fire rated on the other two sides, cladding to a frame which will be insulated with rockwool and internally clad with gyprock. The ceiling will be a one piece SIP consisting of foam sandwiched between metal sheets which will act as the roof on one side and gyprock internally to be glued on to be the finished ceiling. The SIP panel will stick out 300mm from the internal wall to create an eaves.

The sketch shows SIP panels for wallling with no frame, that is no longer the case because they did not have the appropriate fire rating.

The bathroom is entered by a recessed sliding door, the shower will be 900 by 900mm. There will also be a toilet coming out of wall A, changed from sketch, and a hand basin. The bathroom length will be 2400mm.

In front of that on wall A towards the main house will be a 600mm wide kitchen bench. Length and height will be provided later.

The two windows shown on wall A must total more than 10% of the floor area in terms of size and 5% of the floor area in terms of elevation. The relative sizes can be discussed later

Looking for draftsman drawings which will satisfy the local council, Salisbury, in South Australia in respect of planning requirements and building that is a full set of plans.

Footing details will be provided by the structural engineer upon reviewing these plans.
