Unity - full mirror tutorial with clientside-prediction/server reconciliation/lag compensation/snapshot/tickrate

I need a complete new, from scratch, MIRROR development with following functions to see how Mirror is working. Lets call it "tutorial project for me" with this functionalities as requirements:
*** Technical Requirements ***
- use Mirror LTS (long time support)
- use Unity 2019.4.17f1 as core
- server tickrate adjustable = deterministic for 100% server authorative movemements
- full authorative server movements
- client side prediction must be implimented
- lag compensation must be implimented
- server reconcilation must be implimented
*** Game requirements ***
- i need to control MY car on a simple track with colliding objects (wall, fences, etc.)
- car collission must be very smooth
- different settings (bad ping, packet loss, etc.) in simulation program should give good results
*** Car requirements ***
Ill give you MY! own car physics (sphere collider) which you have to impliment in mirror
*** Paying ***
Paying ***after*** i see a runtime build to check all functions and features or we share a github
Paying preferred in milestones which we discuss and define before!
***Milestones***
Id like to split it in several milestones to see every day or 2 a results, check it, give you feedback - like in a agile methodology.

If we are both satisfied with the project-relationship id like to extend this project for following milestones:
- sync rounds
- sync lights
- sync damage, tyre wear, fuel
- countdown before race starts
- sync position between all cars
