Help with MVC Ajax

Im having some difficulty with posting an update via AJAX, to an MVC controller. I want to return a PartialView, but despite the partial view having Layout = null, I still get the layout menu.

I need someone who can talk and share screens to help me understand this - I'm fairly new to js, html and more familiar with Winforms.
