Build Visual Studio MAUI simple application DMG (Mac Catalyst) -- 2

I built a very simple app with Visual Studio MAUI (CSharp), and tested it in a vmware macos machine, but for some reason I'm not able to build the dmg.
The app is only 200 lines of code, it's very simple, you just have to build the dmg that I will serve on my website for user to install the app.
The project has to be completed within a day.
