We are a US based real estate development company operating in the country of Jamaica.
We are interested to raise $10m or more through a stock offering in a US LLC to develop raw property into finished lots and homes in Jamaica. We are primarily seeking 1 investor at this stage but open to multiple investors.
Jamaica has ranked number the 1 Island almost every year since 2016 by Forbes Magazine for business and investment. It has also been ranked Number 1 by Trip Advisor as best tourist destination. Tens of Billions of US dollars have been invested into Jamaica the past 5 years including new highways, ports, municipal services, schools, and numerous real estate developments. The government has prospered during this time while significantly reducing its debt.
Due to its strong brand of tourism which encompasses now cultural norms, such as reggae music, unique food, cannabis, great beaches, and friendly people, Jamaica has ranked high amongst world travel destinations over the past several years according to Trip Advisor, including Number 1 a few years ago.
In order to reward its citizenry, and upgrade the standard of living for the workforce, the government has a mandate to provide 70,000 or more units of housing in the next 5 years . (see attached articles)
CIGF seeks to utilize the Government Guaranty Purchase Program by which the government guarantees financing for entry level homeowners. The government has pledged 70,000 homes for their workforce over the next 5 years.
Our project encompasses purchasing raw land and adding infrastructure (roads, utilities, etc.), subdividing into lots; selling the lots; and then building homes on the lots for the new owner, all financed and guaranteed by the National Housing Trust of Jamaica, NHT
The government guarantees the developer J$3 million (US $20,000) for each serviced lot and J$15 million (US 100,000) per home & lot combined. Our costs to produce the lots are about US 7,500, and for the houses are about 75,000. (will provide further detail)
Our plan is to develop 2,000 lots / homes, or more, in the coming 18-24 months, with sellout in 24-48 month,
We also have in our inventory a prime 10 acre oceanfront parcel with private beach which we intend to build 60-80 townhouse condos which will sell for about $300k-350k each for the tourist, upscale market. (pictures attached)
We are offering a Limited Partner a 35% interest in the LLC for $10m (proforma to be provided shortly)
