Research & write a business plan investment opportunity

I'd like someone to write a simple business plan about flipping residential homes in the Greater Toronto Area (GTA) to raise funds for the business. I'll provide articles, websites, and numbers to include in the plan. We expect the real estate market to continue to decline into the first few months in 2023 and feel it will bottom out which will create a good investment opportunity.
