Dual SBA-Ready Business Plans

I need two lender-ready business plans prepared from scratch and formatted to satisfy SBA as well as private-lender underwriting standards.
The first plan will cover a fix-and-flip model focused on single-family and small multi-family properties; the second will update and professionalize an already operating coin-op laundry business. Both plans speak to real-estate investors, small-business owners, and a wider, non-specialist audience, so the language must balance technical depth with clarity.
What I already have
• Current market research for each venture, including demand analysis, competitor snapshots, and demographic data.
• Operating history and key metrics for the laundry business.
• Acquisition, rehab, and resale criteria for the property venture.
What I still need
• A polished narrative that threads my data into the standard sections lenders expect—executive summary, market opportunity, operational strategy, management bios, and exit or repayment strategy.
• Detailed five-year financial projections for both businesses: revenue drivers, seasonal assumptions, P&L, cash-flow statement, and balance sheet, complete with notes on methodology.
• Break-even and sensitivity analyses to demonstrate downside protection.
Deliverables
