Genii Group Inc. is acquiring Baby Boomer-owned home-service businesses across the Southeastern United States. We focus on profitable, operationally sound companies whose founders are approaching retirement without a defined succession plan. We are a platform builder, not a turnaround buyer — we pass on more than we acquire.
The Role
We are hiring a freelance deal sourcer / skip tracer to sit at the top of our acquisition funnel. Your job is to identify and qualify acquisition targets that fit our buy box, verify owner contact information, and deliver a clean, standardized batch of leads every week. Strong leads advance into our evaluation and due diligence pipeline; weak leads waste everyone's time — we optimize for signal over volume.
The Buy Box (Hard Criteria)
Every lead you deliver must meet all of the following:
Industry: Home services — pest control (primary focus), HVAC, plumbing, electrical, pool, landscaping, roofing, or adjacent recurring-service trades. No retail, food, or professional services.
Revenue: $2M–$10M in annual revenue. Below $2M lacks team infrastructure. Above $10M is out of range.
Geography: Georgia, North Carolina, Tennessee, Mississippi, Alabama, Florida, or South Carolina. Priority weighting: Atlanta Metro.
Owner profile: Baby Boomer, approximately 55–70 years old, with public signals of no defined succession plan or openness to a legacy-preserving transition.
Operations: Team in place. Business runs without the owner in every job. Some base of recurring revenue — maintenance contracts, service agreements, or repeat customers. Pure project-based revenue is a red flag.
What Each Lead Must Include
Business name, address, website, and service verticals
Estimated annual revenue and employee count
Years in operation
Best available read on recurring vs. project-based revenue mix
Any public signals of succession status, exit intent, or legacy motivation (LinkedIn activity, interviews, trade press, local news, SBA listings, broker mentions, etc.)
Deliverables and Cadence
10 qualified leads per week, delivered in a standardized spreadsheet or CRM-ready format
3–5 business day turnaround from list request to delivered batch
Weekly 30-minute check-in to review quality, refine criteria, and adjust market or vertical focus
How Success Is Measured
Skip-tracing accuracy: 85% or higher, measured by verified contact info and connect rate on initial outreach
Conversion: at least 10–15% of delivered leads advance into evaluated deal packages
Zero reformatting required on our end — leads arrive ready to work
Feedback loop: lead quality improves week over week as criteria are refined
