Mixed-Use Project Excel Model

I need a robust Microsoft Excel model that lets me see both the financial trajectory and the day-to-day operational picture of a new mixed-use development.

On the financial side, the workbook must generate clear revenue forecasts, track expenses in detail, roll the data into an automated profit-and-loss statement, and calculate both Project IRR and Equity IRR at the click of a button. Dynamic inputs for rental rates, absorption, debt terms and exit assumptions are essential so I can run quick scenarios without rewriting formulas.

Operationally, I want space to capture the key logistics that drive those numbers—think construction milestones, occupancy ramps, and any other metrics you feel will tie naturally into the financial outputs—so the model remains a single source of truth for investors and internal teams alike.
