Institutional Financial Model + Investor Pitch Deck for Multi-Site Gym Rollout (US)
Budget: $50 – $100 USD
I’m looking for one experienced consultant to build an institutional-grade financial model and an investor-ready pitch deck for a US-based multi-site strength gym concept.
This is not a generic startup business plan. The work requires deep Excel modeling skills and familiarity with private equity–style economics.
Scope of Work
1) Financial Model (Excel – core deliverable)
Monthly model (minimum 120 months)
Construction lag and phased openings
Linear membership ramp-up
Operating expenses with inflation
Centralized overhead assumptions
Equity-funded structure with monthly capital calls
Cash flow reinvestment to fund expansion
IRR-based LP/GP waterfall with multiple hurdles (e.g. 8% / 15% / 20%)
Exit valuation logic (EBITDA multiple)
Clear outputs: IRR, MOIC, cash flow timing
2) Investor Pitch Deck
Clean, professional, institutional-style design
Clear explanation of:
Business model & unit economics
Rollout strategy (starting with one location, scaling nationally)
Capital requirements
Investor returns & exit
Deck must be driven directly by the financial model
Minimal, clear, investor-focused (no fluff)
Requirements (Important)
Please apply only if you have experience with:
Advanced Excel financial modeling (monthly models)
IRR / XIRR calculations
LP/GP waterfall structures (not fixed splits)
Capital call modeling
Investor-facing financial presentations
You should be comfortable working with complex Excel logic, including iterative calculations if required.
What I’m Looking For
Someone who can own the model end-to-end
Strong analytical thinking (not just presentation)
Ability to translate numbers into an investor narrative
Clear communication and structured delivery
Deliverables
Fully functional Excel financial model
Investor pitch deck (PowerPoint / PDF)
Clear documentation of assumptions
