Food Park Loan Business Plan that can be used for loan purposes

Job ID: 40377079

Budget: $250 – $750 USD

I’m pulling together a lender-ready business plan for a new destination that combines a food park and bar with ATV, motorcycle, and bicycle tracks. My immediate objective is to secure a USDA-guaranteed loan, so the document must be structured and formatted to USDA standards and persuasive to commercial lenders.

Scope of the plan
• Executive Summary that captures the concept, unique selling points, and funding request.
• Market Analysis built on competitor profiling, target-market demographics, and current industry trends, plus a traffic-flow study translating road counts into capture percentages.
• Revenue Model with detailed pricing strategy, multi-stream income projections (food stalls, bar sales, track fees, rentals, events), and five-year pro-forma financial statements.
• Loan Package Preparation including use-of-funds schedule, collateral list, construction and development cost breakdown, and ratio analysis that meets USDA underwriting benchmarks.

Data and tools
I will provide location details and rough cost estimates; you will handle supplementary research and validation. Competitor and demographic data should be sourced from reputable databases; financials should be built in Excel with clear assumptions and editable cells; the narrative can be delivered in Word or similar.

Acceptance criteria
1. All sections above are present, internally consistent, and free of jargon.
2. Financial tables tie out, break-even analysis is logical, and loan coverage ratios meet or exceed USDA minimums.
3. Citations are included for every data point used.
4. The finished plan is ready to print or convert to PDF without additional formatting.

Timeline is flexible but I’d like a solid first draft of the financials within two weeks so I can start discussions with my banker. If you have produced USDA-compliant plans before, highlight that experience in your proposal.
