I need a full-scope financing study that a credit committee can rely on without further edits. Your report must cover three pillars in depth—creditworthiness evaluation, risk assessment, and asset valuation—using the company’s latest balance sheet, income statement, and cash-flow statement as the core data set.

The company also owns a portfolio of hospitality properties that will serve as collateral, so please treat those assets as the central focus when you model repayment capacity, loan-to-value ratios, and downside scenarios. If you find it useful to reference comparable commercial or industrial transactions for benchmarking, feel free, but the hospitality assets drive the deal.

Because the final audience is a bank, I expect the same structure and rigor you would produce inside a credit or project-finance division: clear executive summary, well-sourced assumptions, sensitivity tables, covenant recommendations, and a concise opinion on funding strategy. Include any appendices—ratio analysis, discounted cash-flow models, and real-estate comps—that reinforce your conclusions.
