We are seeking an experienced Financial Analyst with a strong background in real estate to overhaul a static real estate project workbook in Microsoft Excel.
The goal is to transform the existing data into a fully dynamic, automated, and scalable financial model. This is a project-based role focused on building a robust and user-friendly tool for future real estate ventures.
Key Responsibilities:
Financial Modeling: Develop and implement all necessary mathematical, financial, and logical formulas to automate calculations across approximately 70 interconnected sheets, tables, and charts.
Data Integration: Create robust and accurate data links between all sheets. Ensure any change to a designated input cell instantly and correctly cascades across all dependent formulas and outputs.
Model Integrity & Validation: Preserve all existing raw data while building the formulaic structure. Rigorously test and validate all calculations to guarantee 100% accuracy.
User Experience (UX) Design: Structure the workbook with a clear and intuitive distinction between user-input cells and formula-driven output cells to ensure ease of use for the client.
Error Proofing: Implement error-checking measures (e.g., IFERROR, data validation) to enhance the model's reliability and prevent common user errors.
Documentation: Provide clear, concise documentation on the core logic and complex formulas used to facilitate a smooth handover and future client modifications.
Required Skills and Qualifications:
Proven experience as a Data Analyst or Financial Analyst, specifically within the real estate sector.
Expert-level proficiency in Microsoft Excel, including complex formulas, array functions, financial functions (NPV, IRR, etc.), and inter-sheet linking.
Demonstrable experience in building dynamic and automated financial models from scratch.
Strong understanding of real estate finance principles and project metrics.
Meticulous attention to detail and a commitment to accuracy.
Ability to work independently and manage project deliverables effectively.
Excellent communication skills, with the ability to explain complex financial logic simply.
