Fire Strategy for HMO Conversion
Budget: £250 – £750 GBP
My 10-bed HMO conversion is already under construction and I now need a Chartered Fire Engineer—CEng, MIFireE status strongly preferred—to develop a full performance-based fire strategy. The aim is to secure Building Control approval for a single-stair arrangement that has no protected lobby or corridor, while proving life-safety equivalence to the conventional solutions in Approved Document B and BS 9991.
What I can provide
• Detailed architectural drawings, specification schedules and earlier design notes.
• Fire risk information gathered to date and any correspondence already had with Building Control.
What I need from you
• A concise but defensible fire strategy report covering B1–B5 objectives, evacuation modelling for the staircase, detection/alarm zoning and any necessary suppression or compartmentation detail.
• Justification—using qualitative and, if required, quantitative methods such as CFD smoke modelling or Pathfinder evacuation simulations—for the open-stair, no-lobby layout.
• Clear commentary responding to Building Control queries until acceptance is confirmed.
Success criteria
• Strategy fully aligns with current UK guidance, references BS 7974 where appropriate and is signed by a competent fire engineer.
• Building Control sign-off for the proposed layout without the need to retrofit protected lobbies or a secondary stair.
• All deliverables supplied in editable PDF/Word with any modelling files attached.
