Design Compliant Loft Staircase Plan
Budget: £20 – £250 GBP
I’m converting the existing loft of my Victorian/early-20th-century mid-terrace in RM17 into an official third bedroom and now need a full staircase and floor-plan solution that Building Control will sign off first time.
What you’ll be working with
• Clear photos of the loft, current stair and ceiling lines
• The existing measured floorplan
Key design requirements
• Staircase must stay in the house’s left-hand structural zone to keep clear of the right-side alley void.
• Minimum 2 m head height along the full flight.
• Dedicated loft landing with a correctly positioned fire door.
• Layout must leave the two current first-floor bedrooms as genuine double rooms.
• UK Building Regulations compliance: Part K (stairs) and Part B (fire safety).
• Traditional aesthetic in a timber construction to blend with the period property.
Deliverables
1. Proposed first-floor and loft-level plans (to scale, fully dimensioned).
2. Stair sectional drawing showing rise, going, pitch and head-room checks.
3. Notes/annotations ready for Building Control submission.
4. A brief written justification explaining how the design meets Parts K & B.
