Scope of Work
1. Architectural Annotations & Detailing
• Preparation of complete architectural floor plans.
• Clear annotation of all spaces, including:
• Room names
• Utility areas
• Circulation areas
• Balcony areas
• Marking of structural elements where required.
• Indication of floor levels and reference dimensions.

2. Door & Window Detailing
• Marking and numbering of all doors and windows.
• Providing:
• Door sizes (width × height)
• Window sizes (width × height)
• Preparation of door and window schedule including:
• Type
• Dimensions
• Location reference

3. Room Dimensions
• Providing clear internal room dimensions (length × width).
• Mention of:
• Carpet area for each room
• Usable clear dimensions
• Dimensions to be shown in meters.

4. Complete Dimensional Layout
• Overall external dimensions of each apartment.
• Wall thickness indication.
• Structural grid (if applicable).
• Centerline and outer-to-outer dimensions.
• Total floor layout dimensioning for construction reference.

5. Area Calculations
A. Built-Up Area (Per Unit)
Built-up area shall include:
• Carpet area
• Internal wall thickness
• Balcony area (as applicable)
Each apartment will have:
• Individual unit built-up area calculation.
• Tabulated summary sheet.

B. Super Built-Up Area (Per Unit)
Super built-up area shall include:
• Built-up area
• Proportionate share of common areas such as:
• Staircases
• Lift lobby
• Corridors
• Service shafts
• Common walls
A detailed area statement showing:
• Carpet Area
• Built-up Area
• Super Built-up Area
• Loading percentage

6. Balcony Addition
• Addition of 1 or 2 balconies per apartment, as per planning feasibility.
• Standard balcony width: 1.5 meters.
• Balcony length to be determined based on:
• Living room frontage OR
• Bedroom frontage
• Structural and projection feasibility to be considered.
• Balcony area to be included in built-up area calculations.
