I’m in the design phase for a two-story flat-pack home that will sit on a flood-plain site in Australia. No structural or compliance assessments have been carried out yet, so I need a full, ground-up review against the current National Construction Code and key Australian Standards (AS 1684, AS 2870, AS 1170, etc.).
Your task is to study the supplier’s drawings and specifications, verify structural integrity, identify every point where the package falls short of code, and then spell out precisely how it can be brought up to standard. Because the land must be built up above recent flood levels, I also need a compliant elevated platform or stilt system designed and documented so the house can be certified without delay.
Deliverables
• A stamped engineering report detailing all compliance checks, test calculations and references to the relevant clauses of the NCC and Australian Standards.
• A modification schedule that lists each non-compliant item, the required change, and the rationale.
• Concept drawings and load calculations for the flood-resistant platform, ready for submission to council or a private certifier.
