Balcony Structural Compliance Plans
Budget: $750 – $1,500 USD
I’m looking for a qualified structural professional to create a full set of plans for an already-built residential balcony that is in solid, defect-free condition and sliding glass door where a window used to be. The sole purpose of these drawings is to demonstrate compliance with our local municipal building codes so I can satisfy the permit office and close out their records.
Scope
• Conduct (or clearly specify) the field measurements and visual inspection you’ll need—no prior blueprints exist.
• Produce detailed structural drawings in CAD and PDF, including framing layout, member sizing, connections, fasteners, guardrail details, and load-path documentation.
• Provide supporting calculations that align with current local code requirements.
• Include a concise notes sheet calling out materials, live/dead load assumptions, and any code references.
• Seal and sign the plans if you are licensed in my jurisdiction (preferred), or prepare them so a local PE can add their stamp with minimal revisions.
Deliver the native CAD files, print-ready PDFs, and calculation package.
Please outline your approach, the software you’ll use (e.g., AutoCAD, Revit, Tekla, or similar), and your expected turnaround time. I’m ready to move forward as soon as we agree on the workflow and milestones.
