2 new Double-Storey House Design under NSW CDC ACT.

I’m ready to move ahead with two separate contemporary double-storey homes in NSW and need a designer who knows the Complying Development (CDC) pathway back to front. Each dwelling will be lodged as its own CDC application, so every drawing, note and schedule must align with the current NSW Housing Code and any ancillary standards.

Style & layout direction
• A clean, contemporary aesthetic is essential.
• I have a rough spatial concept, but I’m relying on you to refine it into an efficient plan that floods the living areas with natural light and embraces open-plan living on the ground floor while still carving out the necessary private zones upstairs.

Scope of work
You’ll take the project from initial concept right through to CDC-ready documentation. At a minimum this includes:
1. Site analysis and code compliance summary
2. Concept plans for both dwellings, iterated until signed off
3. Developed architectural drawings: floor plans, elevations, sections, roof plans, schedules
4. Shadow, setback and site coverage diagrams to satisfy the CDC envelope tests
5. BASIX and NatHERS modelling and certificates
6. Stormwater concept drawings coordinated with a civil engineer (I can bring one in if needed)
7. A complete drawing set and supporting reports packaged for two separate CDC lodgements

Acceptance
The job is complete once both application packs are lodged and no further architectural amendments are requested by the certifier.
