The layout has to flow naturally around the core spaces I’ve listed as essential: bedrooms, bathrooms, living rooms and a generous gathering area that encourages family interaction.
Here’s what I’m looking for:
• Scaled floor plans for both levels, clearly showing circulation, room dimensions and structural elements that suit traditional construction methods.
• Exterior elevations that capture classic proportions, rooflines and detailing—think balanced facades and timeless materials rather than modern minimalism.
• A coordinated set of drawings (PDF and editable CAD) ready for local engineer review and permitting.
• 3D visuals or renders would be a welcome plus if you normally include them; they’ll help me finalise finishes and overall curb appeal.
I value designs that remain practical for day-to-day living yet still carry the warmth and character of a traditional home.
