Traditional Second-Story Addition Design
Budget: $250 – $750 USD
I’m adding a full second story to an existing single-family home and need a local experienced architect who can take the project from concept through permit submission. The new level will house an open-plan living area that blends seamlessly with the ground floor and matches the home’s current traditional character—think compatible roof pitch, sympathetic window proportions, and exterior detailing that feels original rather than tacked on.
Because this is a structural addition, on-site measurements and coordination with a local engineer are essential. You’ll prepare code-compliant drawings suitable for both planning approval and construction, work out framing and stair integration with my builder, and remain available for minor revisions requested by the city.
Deliverables
• Concept sketches showing massing, roofline, and traditional façade treatment
• Schematic floor plan for the new living area with furniture layout suggestions
• Full permit set: architectural, basic structural notes (we’ll have an engineer stamp), elevations, sections, and details coordinated to local code
• One round of revisions after city plan check
I have existing PDFs of the original plans and plenty of site photos ready to share. Looking forward to collaborating with someone who knows local regulations and can keep the classic charm intact while giving the family the extra space they need.
