Selwyn Garage Conversion Consent Plans
Budget: $250 – $750 NZD
My existing 3 bay hay barn , has been for the 25 years, a comfortable living space, but I need a complete set of council-ready drawings to secure a Change-of-Use approval from Selwyn District Council.
Scope
• Create fresh architectural plans from scratch—site plan, floor plan, basic elevations, and any details the council typically asks for when a garage becomes habitable space.
• Show compliance with the NZ Building Code for insulation, moisture control, ventilation, fire safety, and natural light.
• Provide the supporting Change-of-Use documentation Selwyn normally requires (forms, basic specifications, and brief code notes).
Process
I’ll supply photos, measurements, and any previous files I have. You translate that into a simple, tidy drawing set I can lodge. If the council requests minor tweaks, one round of revisions is included.
Deliverables (PDF + source):
1. Site plan with existing and proposed use marked.
2. Dimensioned floor plan showing the new room layout.
3. Elevations/sections highlighting structural changes, insulation, and openings.
4. Short compliance statement ready for submission.
Experience converting NZ garages or navigating Selwyn approvals is a plus. My budget is tight, so the focus is on an efficient, no-frills package that meets council standards and gets the consent issued without fuss.
