I need a complete redesign of the second floor of an existing home, focused on improving functionality, circulation, storage, and overall modern aesthetics. The design must stay within the existing building footprint.
Key Requirements
Redesign the second-floor layout using the provided PDF/DWG plans.
Exterior walls, windows, stairways, and roof lines cannot be moved.
Existing ceiling height limitations caused by the roof structure must be carefully considered.
Plumbing locations should remain the same or very close to existing locations.
An upstairs laundry area is preferred and should be included if possible.
Bathroom designs should include glass shower/tub enclosures, modern finishes, deep sinks, and cabinets above toilets extending to the ceiling.
Closet areas should be at least as large as the existing closets.
Cabinetry should maximize vertical and corner storage with a clean modern look.
Please provide two cabinetry style options:
Shaker style
Flat/slab style
Preferred colors are white and/or light oak, with marble or quartz countertops and backsplashes.
Important Flue / Chimney Restriction
There is a fireplace flue/chimney chase passing from the first floor through the second floor to the roof. This rectangular obstruction cannot be moved, removed, or ignored. It must be shown clearly in the floor plan and incorporated into the design as an enclosed column/pillar, not left in the middle of an open room. Entries that do not address this will be rejected.
