Riyadh Mixed-Use Feasibility Study
Budget: $250 – $750 USD
I need an initial feasibility study for a three-storey mixed-use building planned in Riyadh. The design of the building is Europian style. The working concept is: 2 basement floors for parking, ground floor and mezzaine floor for retail shops and cafés, 2 full floors of apartment units. Your study should confirm whether this mix is commercially attractive, code-compliant, and financially sound before I proceed to schematic design.
Core areas to cover
• Site and catchment analysis (demographics, footfall, traffic)
• Highest-and-best-use review of the proposed retail / office / apartment split
• Conceptual stacking diagram with GFA.
• Preliminary cost estimate, CAPEX-OPEX model, 10-year cash-flow projection, and sensitivity tests
• Compliance check against Riyadh zoning, Civil Defense, and Saudi Building Code requirements
• Risk assessment, approvals timeline, and a clear go / no-go recommendation
I expect a concise PDF report plus supporting spreadsheets for the numbers; any SketchUp, AutoCAD, or Revit massing used must be shared.
Proven experience delivering feasibility studies in KSA or the wider GCC is a must.
