Budget: $750 – $1,500 USD
I’m ready to commission a complete set of architectural drawings for a new-build, 2,200 sq ft modern home with a full walk-out basement. The layout I have in mind puts two bedrooms on the main floor and four more in the lower level, with the basement opening directly to grade for seamless indoor-outdoor flow.
Aesthetic direction
Clean lines, restrained detailing, plenty of glass facing the rear yard, and a roof profile that matches contemporary styling are all important to me. The design should maximise natural light and keep circulation intuitive between floors while staying as close as practical to the 2,200 sq ft target.
Deliverables
• Schematic and construction-ready floor plans (main level & basement)
• All exterior elevations
• Foundation, roof, and framing plans suited to a walk-out configuration
• Basic electrical and plumbing layouts sufficient for permitting
• PDF set ready for submission and the editable CAD file
I’ll supply the site survey the moment we start so you can establish the correct grade line for the basement walk-out. Please work to the 2021 IRC or note the regional code you follow, and indicate typical turnaround time and revision policy in your proposal.
